New Development Planned for Denver

A developer plans to bring a new, 165-home subdivision to Denver, along with some attractive amenities and easy access to Highway 16.

North State Development of Cornelius plans to break ground on the currently unnamed community sometime near the end of 2017 or early 2018, according to David Dupree, partner in North State.

10 Charlotte Neighborhoods Where Home Values are Skyrocketing

Charlotte area real estate is experiencing a boom, despite pockets of lower supply, and across the Queen City home priced have more than rebounded from the Great Recession. In fact, as a recent article from the Charlotte Agenda reports, in all but a handful of area neighborhoods, home values have never been higher. 

But which neighborhoods are outpacing the rest as far as home price appreciation? Andrew Dunn of the Charlotte Agenda identified 10 neighborhoods that have seen their home values rise more than 20 percent in the last year alone.

Charlotte home prices rise in April, but at a slower pace

The latest report on Charlotte area home prices indicates a continued rise in values, though the pace has slowed a bit.

According to the June 27 S&P CoreLogic Case-Shiller report, the increase in Charlotte-area home prices continued to outpace the national average in April; however, the Queen City's annual gain of 6.1% fell slightly from the 6.7% rate posted in March.

How Can You Win the Home You Want in Our Charlotte Market?

To handle a multiple-offer situation as a buyer, the first thing you must do is understand the state of our current market here in Charlotte. Any homes listed under $300,000 that are in tip-top shape will likely generate multiple-offers. To win a home like that, your offer needs to come in high and strong.  
First, your offer needs to be at a high price—probably more than asking price. I know that might feel uncomfortable for you, but a bank won’t allow you to buy a house for more than it’s worth. For example, if the appraisal comes in and it doesn’t meet the price you’re willing to pay, the seller will most likely have to drop their asking price. However, in order to buy the house, you first need to get the bid on the house, which is why your offer needs to come in high and strong.

Another part of making a strong offer means not asking for anything that comes with the house. Ask for the refrigerator if you must, but don’t ask for things like the washer and dryer or any couches or tables. First of all, your lender won’t allow you to put that in the contract. Secondly, it muddies up the contract, and you want to keep your offer clean. I also suggest that you don’t ask for closing costs or a home warranty—you can buy a home warranty yourself at the closing. 
Next, I highly suggest you have a mortgage pre-approval in hand if you’re going to finance your house. If you’re going to pay cash, you need to have proof of funds. With competing bids, a pre-approval is especially important. I have some great lenders I can put you in contact with if you need to talk to one. 
Lastly, since we have due diligence in North Carolina, I recommend only a three-week due diligence period and a six-week close.

Selling Your Home With Pets

We all love our pets but when you sell your home, prospective buyers want to look at your house, not your dog or cat. 
In fact, if you have any evidence of your pets in the home, it might distract buyers and they may decide not to buy your house.

Make sure your pets are not in the home during showings.

Here are a few tips to help you have a successful home sale with pets: 
1. Remove the evidence. Pack away pet beds, litter boxes, and toys. Put the toys in your car and take your pets away while showing your house. 
2. Clean up the backyard. Make sure the dogs didn’t dig any holes, clean up any droppings, and cover up tracks. Your backyard should look very well-manicured. 
3. Pet hair. Make sure that your beds, couches, and rugs are clean and free of dander and pet hair. Otherwise, anyone with allergies will know right away if you have pets in the house. 
In addition to these tips, I also recommend putting an air freshener in the house. Don’t get a strong, overwhelming one. I recommend a light vanilla scent in the summer and a light cinnamon scent during the winter and holidays.

Census data shows Charlotte population continues to grow

Charlotte's population got another boost last year, according to the latest estimates from the U.S. Census Bureau. This continuing trend was upheld by the addition of 15,656 new residents between July 1, 2015 and the same date last year. Of the cities with more than 50,000 inhabitants, Charlotte's population growth ranked 11th. 

Other cities that experienced high gains in citizenry last year include the following:

According to the Census data, the Queen City's population in 2016 was 842,051. For perspective, that is 1.9% higher than the previous year's reading and only 13,113 residents behind the nation's 15th-most populous city of Indianapolis. 

Other highlights from the report:

  • The #1 most populous city in 2016 was New York, NY with a total population of more than 8.5 million. Coming in second was Los Angeles at nearly 4 million. Chicago ranked third with around 2.7 million, despite a population loss of 8,638.
  • Regionally, the Northeast had the fewest areas with populations of 50,000 or more. The West had the highest at 282. The South had the second highest at 234 and the Midwest had the second lowest at 158.

  • Put another way, small towns in the Northeast and Midwest declined by 0.5 and 0.3 percent, respectively. Small towns in the South and West grew by 0.2 and 0.8 percent, respectively.
